The developer kicked off pre-sale of a 24-unit residential project in Frankfurt Westend. Original plan: conventional brokerage at 6 % commission, 18 months to 80 % sell-out. High cash-flow risk.
Our approach
We came in as sales partner – performance-based. Full funnel architecture, custom 3D renderings and drone flyovers, targeted Meta and Google campaigns for affluent owner-occupiers within 50 km, personal closing by our sales team.
Result
9 units closed within 84 days. Pipeline with 41 more qualified buyers. Marketing costs amortized after sale #4.
